What is the value of Seller coverage when a home is being sold?

Seller coverage helps differentiate agents by providing budget protection for Sellers during the listing period. It also protects transactions against unexpected breakdowns—which could reduce closing delays and post-closing risks for all parties—and could add value to the Buyer’s offer via complimentary Seller coverage. Seller coverage is complimentary, where allowed by law. Simply present the 2-10 HBW Home Warranty Service Agreement for consideration to all parties in the transaction. For more information on why a home warranty is important for the Buyer, Seller, and even the real estate agent, go to our Real Estate Warranty page.

What is the value of Buyer coverage when a home is being sold?

A systems and appliances home warranty is one of the best forms of budget protection to guard Buyers, and their largest investment, from unexpected breakdowns. For more information on why a home warranty is important for the Buyer, Seller, and even the real estate agent, go to our Real Estate Professional page.

How do I get a structural warranty added to a new construction home?

Structural Warranties can only be provided by a home builder to the home buyer, and are facilitated by different 2-10 HBW affiliates than the home warranty products. The home builder can provide our industry-leading 2-10 HBW Structural Warranty to the home by becoming a member in the 2-10 HBW New Home Warranty Program.

Real estate agents can refer builders by filling out this form.

What does a home warranty cover?

A home warranty may cover certain systems like central air conditioning, heating, plumbing, electrical, and water heaters, as well as appliances like refrigerators, stoves, washers, and dryers. For a complete list of what a 2-10 HBW home warranty covers, check out our systems and appliances page.

How do I request service or file a claim?

To request service, log in to your Homeowner Portal account, select the system or appliance that needs service, answer a few questions, and we’ll dispatch an authorized Service Contractor to your home.

How can I see the status of my claim?

Log in to your homeowner portal account to check on the status of your service request.

Do you cover older appliances?

Yes. If the covered system or appliance is in working order when you purchase a 2-10 HBW home warranty (i.e., doesn’t have a pre-existing problem), age doesn’t matter.

When can you purchase a home warranty?

You can purchase a home warranty at any time for any house. While many home warranties are purchased by a buyer or a seller of a home during a real estate transaction, a home warranty can be purchased by any homeowner looking to protect their budget.

What’s the difference between a home warranty and homeowners insurance?

A home warranty is an annual contract that can help reduce the costs to repair or replace covered systems and appliances that break down from normal wear and tear.

Homeowners insurance covers loss from incidents like fire, storms, or vandalism. The coverages provided by a home warranty and homeowners insurance typically don’t overlap and often complement one another to provide comprehensive protection.
